That may involve reassessing the scheme in light of planning constraints, making changes to the layout or use, or moving the current tenants on in order to put a more suitable tenancy structure in place.

We then organise and oversee any required works, reposition the property where needed, secure the right tenancy, and manage it going forward.

That usually means simplifying the model, adapting to planning or delivery constraints, reducing turnover, and improving income stability.

Typical Outcomes

What tends to change is fairly clear. Income improves, void periods reduce, tenancies become more stable, and the property becomes easier to manage.

In some cases, income has been improved to a level that supports refinancing.
